Luca stared at the security officers, then at the certified deed in Chloe’s trembling hands.

“This is a mistake,” Luca stammered, taking a step toward me. “Jessi, this house has been in my name since we moved in!”

“No, Luca,” Attorney Vance said, stepping onto the porch walkway. “Your company paid a nominal lease fee to the Sterling Trust for eleven years. You were a tenant. And as of 2:00 PM today, Mrs. Vance has revoked your occupancy authorization.”

Chloe turned to Luca, her polished composure completely shattering. “Luca! You told me you owned this place outright! You told me you were making her leave so we could remodel!”

Luca ignored her, his eyes locked onto mine, panic finally breaking through his arrogant facade. “Jessi… we can talk about this. You can’t just throw me out in front of the kids!”

“You put my suitcases on the porch in front of our children,” I said, keeping my voice deadpan. “Fiona, Leo, go inside with Attorney Vance’s assistant.”

My children didn’t look back at Luca. They walked past Chloe, through the front door, and into the house they had lived in their whole lives.

Attorney Vance pulled a secondary file from her leather portfolio. “Mr. Vance, we are also serving you with an immediate cease-and-desist regarding Vance Consulting’s corporate line of credit. The primary guarantor on your business accounts was the Sterling Trust. As majority owner of Sterling Tower and the underlying assets, Mrs. Vance has frozen all corporate liquidity pending a full forensic audit.”

Luca went ghastly white. “What… what does Sterling Tower have to do with this? That’s a commercial high-rise in Manhattan!”

“It was your primary landlord,” I said softly. “The office space your firm occupies on the forty-second floor? Owned by my late aunt. Your lease expired last week. You are formally evicted.”

Chloe let out a sharp, hysterical gasp. She unclasped my pearl earrings with shaking fingers and dropped them onto the porch floor, backing away toward her car. “I’m not getting dragged into a fraud investigation, Luca! Don’t call me!”
